Prime Le’Mac Apartments and Offices Among Properties Set for Auction in Nairobi

Several high-value properties in Nairobi, including prime residential and commercial units within Le’Mac Towers in Westlands, have been listed for public auction in early April.

In a notice issued by Direct “O” Auctioneers on Thursday, March 26, 2026, dozens of units within the iconic Le’Mac development are set to be placed for auction on Thursday, April 2, 2026, at the firm’s Nairobi offices, starting at 11:00 a.m.

“Duly instructed by our principals, the chargees/administrators, we shall sell by public auction the properties described below, together with any improvements erected thereon: Prime commercial and office space, and forty-six (46) two-bedroom apartments within Le Mac, Westlands – Nairobi,” read part of the notice.

Properties to be Auctioned within Le’Mac Building

The properties include 46 two-bedroom apartments, multiple office spaces across different floors, and a ground-floor commercial unit, all located within the 24-storey mixed-use Le’Mac building along Church Road in Westlands.

Also listed is an unfinished full residential floor, offering potential investors an opportunity for customisation within one of Nairobi’s most sought-after addresses.

The units are registered under Mark Prime Properties Limited (under administration), suggesting the sale is part of efforts to recover outstanding debts.

Le’Mac is a landmark development in Westlands, combining luxury residential apartments, office suites, and retail spaces, and sits near key landmarks such as Safaricom headquarters and Sanlam House.

Other Properties in Nairobi That Are Up for Sale

In a separate auction scheduled for Thursday, April 9, 2026, several prime industrial properties in Nairobi’s Industrial Area will also be sold.

Among them is the General Plastics Limited head office located along Enterprise Road. The expansive industrial complex features multiple production blocks, administrative offices, storage facilities, and supporting infrastructure such as a borehole and underground water reservoir.

Additional assets include another industrial property off Enterprise Road registered under CP Leasing Limited (under administration), as well as a commercial-industrial facility within the Prabhaki Industrial Park on Baba Dogo Road.

Bidding Requirements and Conditions

Interested bidders will be required to pay a refundable deposit of KSh 500,000 for each Le’Mac unit and KSh 1 million for the industrial properties to obtain a bidding number.

According to the auction notice, successful bidders must pay a 10% deposit within seven days of the auction, with the balance due within 90 days.

Failure to meet these conditions will result in forfeiture of the deposit and the property being re-auctioned.

Prospective buyers have been advised to conduct due diligence and physically inspect the properties, as all sales will be conducted on an “as-is, where-is” basis. The auction is also subject to reserve prices and necessary approvals.

The auctioneer further noted that it reserves the right to reject any bid without giving a reason.
