Sakaja Gives Nairobi Landlords New Deadline to Regularise Unauthorised Buildings

Nairobi property owners with unauthorised developments have been given a chance to regularise their properties and obtain the required planning approvals.

The Nairobi City County Government has today September 10,2026 opened a regularisation amnesty that allows eligible property owners to bring their developments into compliance with planning requirements.

The amnesty window will remain open until December 31, 2026.

Property owners seeking to take advantage of the amnesty should apply through a licensed architect, structural engineer and/or physical planner.

The county says the initiative is aimed at promoting orderly, safe and properly planned development across Nairobi.

It gives owners of eligible developments an opportunity to regularise their properties instead of leaving them without the required approvals.

Some Properties Excluded

However, the amnesty does not cover all unauthorised developments.

According to the county government, developments located on public land, road reserves or riparian land do not qualify for regularisation under the programme.

Property owners have therefore been urged to confirm whether their developments are eligible before making an application.

Governor Sakaja Urges Owners to Act Early

The Nairobi City County Government has encouraged property owners not to wait until the deadline to begin the regularisation process.

“Don’t miss this opportunity,” the county said in its notice, urging eligible property owners to take advantage of the amnesty.

The county said the initiative will help ensure that Nairobi continues to grow in an orderly, safe and properly planned manner.

The regularisation exercise is backed by the Nairobi City County Regularization of Unauthorised Developments Act, 2025, which was assented to by Governor Johnson Sakaja on July 29, 2025.

The law provides a framework for bringing eligible developments that were not originally approved by the county into compliance with planning requirements.
